Both design and construction start from the foundation up! It’s critical to set an accurate target size and shape from the beginning of design. Let’s talk about the dreaded phenomenon of “dream creep.” Dream creep is similar to scope creep during construction. (another hidden trap that requires a guided plan to avoid.) It’s the all-too-common painful experience of reaching the end of the design process and suddenly realizing no competent builder you speak to can execute the construction of your plans and specifications for anything resembling your budget.
Suddenly finding yourself in this dilemma forces you to either confront the time and expense of a significant redesign from the beginning, or run toward one of two alluring but deceptively sticky traps:
- The trap of searching for a builder who may secretly be desperate, inexperienced, or dishonest enough to tell you they can build your project as designed within your budget—caveat emptor.
- The trap of trying to value engineer your way backwards in the final design stages, removing a few wish list items, and downgrading a few finishes, in the desperate hope that it will lower the price enough to make the project possible. (While value engineering can be a useful tool to dial in a final budget that has come in slightly high, in our experience, this effort often doesn’t net enough saving to make the project attainable in cases where the construction costs exceed the target budget by more than ten percent.)
